Description:

Fulfills Senate Bill 961 requirement for continuous inspection of all construction/renovation of new or existing hospitals in the State of California, and compliance with all requirements outlined in Part 1, Title 24 C.C.R. 2001. Inspectors of Record are also utilized on non-state permitted projects at the request of the Project Teams to ensure compliance with Title 21 and 24, approved construction documents, and coordinating activities of the local building department.





Essential Functions:



• Performs continuous inspections of all aspects of construction and renovations as qualified by the Class "A" certification including all structural aspects with documentation in accordance with CBC, Volume I, Section 7-145. "Continuous Inspection of the Work" at assigned locations. Reports discrepancies to the General Contractor, Project Manager, and Architect/Engineer of Record and works with Project Team for resolution.



• Reviews the plans and specifications and becomes thoroughly familiar with them as they apply to the work being inspected.   



• Reviews contractor's schedule and develops inspection plan that ensures compliance with Contract Documents and applicable codes.   



• Develops and manages budgets under CIS's Annual Contract for testing and inspection costs.   



• Maintains an on-going list of work to be corrected and/or completed by the General Contractor in accordance with approved plans and specifications.   



• Schedules and coordinates regulatory agency inspections, including OSHPD field personnel and local building department personnel.   



• Identifies potential construction conflicts to Project Team and promotes equitable resolutions.   



• Maintains Contract Documents, and documents construction as prescribed in the Testing, Inspection, and Observation Verified Reports, and other reports required by Inspection Services Dept. Manager.   



• Develops Testing and Inspection Budget, schedules and supervises Material Testing Laboratories; Inspectors, and verifies testing and inspection charges.   



• Reviews General Contractor's Request for Information, and assists the Project Team in determining if Regulatory Agencies review is required. Facilitate Regulatory Agency field review of Instruction Bulletins, and Change Orders.   



• Reviews and verifies the accuracy of Change Orders and General Contractor's monthly progress payment requests with the Project Team.   



• All duties are required to be in accordance with the CIS Performance Manual including reporting criterion and as specified in CBC, Volume I, Section 7-145. "Continuous Inspection of the Work".   



• Reports to the Area Manager.


Basic Qualifications:


Experience


- Minimum four (4) years of experience on Type I or Type II construction.


- Minimum five (5) years of construction experience on major hospital construction projects.


- Both of the above experience must be with a special Testing Laboratory, Architect, Engineer, General Contractor, or Specialty Contractor/Agency in field(s) of Class A certification.


Education


- Bachelor's degree in Construction or four (4) years experience in a directly related field.


- High School dipolma or General Education Development (GED) required.


License, Certification, Registration


- State of California, Office of Statewide Health Planning&Development, Class A Hospital Inspector required.

- Thorough knowledge of policies, practices and systems.


- Complete understanding and application of principles, concepts, practices, and standards.


- Full knowledge of industry practices.


- Broad application of principles, theories, and concepts in applicable discipline, plus working knowledge of other related fields.


- Must be able to effectively communicate with Specialty Contractors and Contractors QC designee quality issues, as related to Contract Documents and applicable codes.


- Proficient in use of: word processing, spreadsheets&construction scheduling software.


- Must be able to work in a Labor/Management Partnership environment.
